Prides Crossing Master Association- Fence 2014

Dear Prides Crossing Homeowner:

Over the past several years, the Prides Crossing Master Association Board of Directors has explored options to replace the common area fence along Chenango Drive and Wagon Trail Circle.

Scope and Selection Process:


  • Fence Design:  With a passion and desire to make Prides Crossing a nice and visually appealing community, the board visited several neighborhoods to evaluate fence structures, styles and durability. The fence design that the board selected is similar to the new fencing at Piney Creek and Jackson Farms. 
  • Bidding Process:  Over the winter 2013-2014, a comprehensive bidding process ensued, culminating with interviews of several local fence companies.  
  • Successful Bid:  At the April 2014 Quarterly Meeting, the board unanimously approved awarding the contract to SPLIT RAIL FENCE COMPANY.
  • Scope:  Replacement of over 7,300 linear feet of perimeter fence along Chenango Drive and Wagon Trail Circle.  The new fence will be #1 grade cedar pickets, 6 inches wide, and 6 feet high instead of the current 5 foot fencing, which should provide more privacy and security.
  • Fence Demo:  a section of fence was installed last week to showcase the style of fence Split Rail will be installing.  The location is along Chenango Circle, between Bahama Cir and Wagon Trail Circle. 
  • Incorporating the Brick Columns:  Unlike most communities, Prides Crossing has over 130 brick columns along Chenango Drive. In order to avoid a special assessment to pay for removal of all columns, the board has decided to keep the community planned columns and incorporate them into the fence. 
  • Exception:  Due to lack of structural integrity, some of the brick columns on Chenango Drive will be removed.  Those columns that are structurally sound will be incorporated into the style of the fence.
  • Start Date:  The fence project is scheduled to begin Monday, July 7, 2014. 
  • Projected End Date:  The construction portion of the fencing will take approximately two months.  Staining of the new fence will take place six weeks after construction to allow for the cedar to cure.

Your Property and the Perimeter fence


  • If the perimeter fence is adjacent to your property, the association needs your cooperation in preparing for the new fence. 
  • Please remove any and all personal items including bicycles, firewood, etc. from the existing fence.
  • All landscape rock, mulch, dirt, etc. that is against the fence must be moved back at least one foot from the existing fence line. 
  • In addition, all trees, bushes, vines must also be trimmed back at least a foot away from the fence.
  • This is the responsibility of the owner/resident and must be completed within the next 30 days. You will be receiving additional correspondence when Split Rail will be starting.
  • Dog owners should keep dogs inside or restrained during removal and construction of your fence. A 48” orange safety fence will be installed along fence line during construction, if requested in advance by homeowner. 
  • Please mark all sprinkler heads that are close to the fence line. The HOA will not be responsible for damage to underground sprinkler lines. 
  • Split Rail predicts the construction duration of individual yards is 10-14 days – that is the time once the old fence is removed and the new fence is constructed.


Additional Improvements:

Monument Signs:  Now that we have you excited about the fence replacement, the Association will also be adding a few more monument signs. The exact locations of these monuments have not yet been determined; we will post information to the website (www.pridescrossinghoa.org) as decisions are made.

Sidewalk Repairs:  The City of Aurora will also be replacing uneven or damaged sidewalks on Wagon Trail Circle. This project will be starting in the next 30-60 days.

Landscaping:  Following the construction of the perimeter fence, additional landscaping and rock work is planned for areas that lack curb appeal.  This is an ongoing process.
